Wading Through the Tides: Cross Bay Walk for Rosemere

On Sunday 22nd June, a few of the JYM team alongside some family members laced up their boots and tackled the iconic Cross Bay Walk in support of the Rosemere Cancer Foundation. Guided by the experienced King’s Guide, Michael Wilson, the group set off with determination, camaraderie—and perhaps slightly underestimated the wetness that lay ahead!

Huge congratulations to our walkers: Mick, Stuart, Chris B, Chris S, Neil and associated family members. Despite getting thoroughly soaked by the Bay’s unpredictable waters, they completed the journey in impressive time—smiles intact and spirits high.

More than just a scenic trek, the Cross Bay Walk was a meaningful act of support for Rosemere’s vital work in cancer care and research. Every step taken helps fund cutting-edge treatments and compassionate support for patients across our region.

To everyone who walked, supported, or donated—thank you. You’ve helped make a real difference.

WHY IS A FEASIBILITY STUDY A MUST PRIOR TO CONSTRUCTION WORKS DESIGN AND CONSTRUCTION?

At JYM we are seeing a big increase in our clients taking up the option of instructing an in depth Feasibility Study prior to construction works design and construction.  We view this as a crucial stage in construction project preparation as the construction of any structure, be it residential, commercial, or industrial, is a complex process that demands meticulous planning.  The feasibility study is an essential step that determines whether a project is viable, sustainable, and aligned with the client’s intended goals. In our experience, omitting this phase can lead to financial losses, project delays, or even health and safety hazards. Here’s why we feel a comprehensive feasibility study is an indispensable stage in construction projects:

1. Financial Feasibility: Avoiding Costly Mistakes

A thorough feasibility study examines the financial aspects of a project, including budget cost estimates. It identifies potential cost overruns or funding gaps early, allowing stakeholders to make informed decisions and prevent financial issues during construction. Without this analysis, projects may suffer from unexpected expense.

2. Technical Feasibility: Ensuring Buildability

Not all designs are practical or achievable in the real world.  A feasibility study assesses whether the proposed design can be constructed.  It also examines site-specific challenges, such as ground conditions, accessibility, and environmental factors. By identifying technical obstacles ahead of time, teams can modify plans to ensure successful execution.

3. Risk Assessment: Mitigating Unforeseen Challenges

Construction projects often face risks, such as regulatory hurdles or supply chain disruptions. Comprehensive feasibility studies include risk assessments to anticipate and mitigate these challenges. This proactive approach enhances project resilience and minimises the likelihood of costly interruptions.

4. Regulatory Compliance: Navigating Legal Requirements

Every construction project must adhere to regulations. Feasibility studies ensure compliance with building regulations and environmental standards. This helps avoid legal disputes and delays, ensuring the project progresses smoothly and responsibly.

5. Stakeholder Alignment: Building Consensus

Feasibility studies bring together project client, architectural designers, structural engineers, mechanical and electrical designers, and other stakeholders to discuss the project’s objectives and constraints. This alignment fosters collaboration and reduces the chances of miscommunication or conflicts later in the project lifecycle.

6. Environmental Sustainability: Promoting Responsible Development

Modern construction increasingly emphasises sustainability. Feasibility studies evaluate the environmental impact of a project, exploring ways to minimise harm through eco-friendly designs, renewable materials, and energy-efficient systems. This ensures that the construction contributes positively to the community and environment.

Conclusion: The Foundation of Success

We feel that the importance of comprehensive feasibility studies cannot be overstated. They provide a clear roadmap while minimising risks and maximising opportunities. For clients, these studies offer the peace of mind that comes from knowing a project is achievable, responsible, compliant and sustainable.  Skipping this critical project step is akin to building on poor ground, it is sure to lead to instability.  By investing time and resources into a comprehensive feasibility study, we believe that clients can lay the foundation for a successful project.

Repairs Progressing to Lytham St Annes Apartments

Our Chartered Building Surveyors and Architectural Technician’s have been hard at work over the past few months managing an initial phase of structural repairs to seafront apartments in Lytham St Annes.  Works are progressing well and this week we have reached an exciting milestone with brickwork commencing to the front elevation allowing us to see our design work come to fruition.

We’re looking forward to seeing the finished project and are confident that residents will enjoy the fresh, modern update—one that respects the original character of the building while incorporating contemporary enhancements. Stay tuned for more updates as the work progresses!

All For Charity

Giving up her usual night on the tiles on Saturday 26th April our Office Manager Carol completed the “Walk in The Dark 2025” for Rosemere Cancer Foundation in memory of her late Mum. Carol raised a grand total of £606 after walking 11 miles from Chorley Hospital at 8.15pm arriving at Royal Preston Hospital looking a little dishevelled just before midnight.

Well done Carol! The medal and cup of tea was well deserved 👏🏻

Get to know our team members

This month we will be getting to know Stuart Baird who is one of the Partners here at JYM.

Name – Stuart Baird

Position – Partner / Chartered Building Surveyor

Started at JYM – Stuart joined JYM Partnership in 1998

Fun Fact – Instead of taking the traditional year out traveling after University, Stuart joined North West Water and laboured on sewerage works for a year whilst he played darts in the evening, representing Meadow Street’s The Army and Navy in the Preston and District Second Division Darts League. Thailand’s loss was the breweries of Lancashire’s gain. He could have been the Luke Littler before Luke Littler, but opted for a career in Building Surveying instead.

Interesting Fact – Stuart hails from a family of Builders and Surveyors.  His father was also a Building Surveyor at Lancashire County Council and his brother works as a Civil Engineer, making for interesting chat around the dinner table!

Likes – In his role he relishes the challenges of a new project, client or commission that he can help develop.  Outside of work Stuart is a keen golfer who has played since he was young, but now that his 50th year is almost over, the game is getting much harder!

Dislikes – Too much email traffic, people who text “can you phone me” and the non “thank you wave” people in cars.

Latest Projects – Stuart is the practice lead for the MOJ and MOD Commissions.  This work is always a challenge, specifically managing projects whilst working in a dynamic and high security estate.  He has also just completed a Condition Survey roll out of almost 350 sites in the North and Midlands, which also included assessments for RAAC.

Previous Roles – Stuart has been at JYM for over 25 years now, but did work within the Estates Team at the University of Central Lancashire after Graduating.

Phil Young

It is with great sadness we announce the passing of our friend and colleague, Phil Young.

Phil was a founding Partner of JYM, starting the Practice with Mick and Dave in 1996, before retiring to spend time with his family and grandchildren.  Phil worked as a Professional Chartered Quantity Surveyor and PM for over 45 years, building many lasting friendships throughout that time.  He will be greatly missed by so many.  Rest in Peace Phil.

If anyone would like further details of arrangements etc, please contact the office and we’ll help where we can.

Structural Repairs to Seafront Apartment Building

Scaffold is starting to go up on first Phase of a wider project to undertake extensive structural repairs to a residential apartment building on the seafront in Lytham St Annes.

Over time, as with any structure, this apartment building has withstood the north west England climate but its sea front location means that the weather conditions can be particularly severe.  Early structural assessments undertaken by Reid Jones Partnership Structural Engineers indicated problems with the façade and so JYM Partnership were engaged by the Management Company to lead a design team to undertake necessary remedial works.

Working with the Management Company, residents, Managing Agent (Realty Management) and consultancy team, JYM Partnership’s Chartered Building Surveyors have put together a scheme of works which will not only repair problems for the long term, we will also add some architectural interest to the façade.

Phase 1 is being completed by Rosslee Construction and is due to complete in Summer 2025.  We are excited to see the results of a lot of hard work.
