Summerfield Court, Manchester

JYM were appointed by the management company at Summerfield Court to inspect the external areas of the site prior to proposed external works. We identified various defects which we believed to be the result of structural issues, and recommended the appointment of a qualified Structural Engineer to assess. Key works include:

• Concrete repairs to multiple locations throughout all elevations, including specialised design for pinning back of the decorative concrete fins throughout the façades
• Replacement of defective structural elements such as lintels
• Specification of waterproofing to all balconies to the rear elevation, following concrete repairs
• Replacement of various external elements such as defective timber items

JYM are providing the lead design and Project Management / Building Safety Advisor / Principal Designer role, working with other consultants throughout to identify the extent of the building problems and developing a specification to undertake the external works — from scoping and tendering through to completion.

The construction phase to undertake the repairs to the building is due to complete in late 2026.
